Project Size:
24 apartments + 1 commercial unit

Project Type:
Residential, Adaptive Reuse, Airspace

We were commissioned by our client Lanesra Group to redevelop a redundant 3 storey office building in Edgware, North London.

Proposals include the conversion of the existing building into 16 apartments, installation of new windows, balconies and other facade and street level enhancements and a 2 storey airspace extension to create an additional 5 apartments. A new build block in the rear of the site will provide a further 3 new apartments with associated landscape improvements including communal gardens, and residents car & cycle parking for the new 24 homes.

The proposed scheme will contribute to regeneration of this part of Edgware, creating homes in close proximity to public transport network and promoting green transport.

Carefully considered massing and material choices respect the adjacent listed building on the High Street while contributing to the street frontage, addressing some of the disjointed and inconsistent nature of the junction. This is further enhanced by the newly created Ground Floor commercial unit. Planning permission has already been secured for the conversions and decision on extensions and new block is due in Q4 2022.

MDLR provided full architectural services including in house production of physical 3d printed models, and CGI images to accompany the submission.
